DR25-7 Design Review

460 Bread Expansion

SUMMARY: This project consists of a new 43’ x 40’ - 1,708 sq ft. addition to the current 460 Bread building located at 544 Moraine Ct. The parcel (RPA04900050030) is zoned CC-Commercial Corridor. The project will be constructed using a pre-engineered metal building. Site improvements will include parking, loading docks, and other elements depicted within the construction documents.

REVIEW PROCESS: The property is zoned CC-Commercial Corridor and is located within the Design Review Overlay, so the project is subject to the standards of Driggs LDC Appendix A in addition to the underlying zone standards. Applicant is advised to consider appropriate edits indicated in this Memo to their site design and submit a Final Design Review Application. During a public meeting the Final Design Review application was considered by the Design Review Advisory Committee during a public meeting on March 16, 2026, where the Committee provided feedback to the applicant and made a recommendation of conditioned approval to the Planning & Zoning Commission (PZC). During a public meeting on April 8, 2026, the PZC made a final decision approving the application with conditions.
