The Stackyard - Design Review - Sketch Plan

PROJECT SUMMARY: The applicant is proposing an approximately 8,700-square-foot mixed-use building on a 1.57-acre parcel located at the corner of W. Harper Ave. and N. Main St., immediately north of the existing Citizen 33 Brewery. The proposed building includes restaurant, office, and flex spaces.

The proposal includes vehicular and pedestrian access improvements, parking and landscaping, utility connections, on-site stormwater management, and exterior signage and lighting. Vehicular access is proposed from Main Street and Front Street, with a future connection to Harper Avenue anticipated following construction of the street.

APPLICABLE CODE: The lot is designated CX - Commercial Mixed Use and is located within the Design Review Overlay, therefore the project is subject to the standards of Driggs LDC Appendix A in addition to the underlying zone standards in the Driggs Land Development Code. Section VI of the Design Standards & Guideline outlines those that pertain to the CX Zone.

REVIEW PROCESS: The subject lot is located within the Design Review Overlay, therefore the project is subject to the standards of Driggs LDC Appendix A in addition to the underlying CX - Commercial Mixed Use zone standards. The application will be reviewed for general conformance by the Administrator. The application will then be reviewed by the Design Review Advisory Committee (DRAC) during a future public meeting where DRAC will make a recommendation to the Planning & Zoning Commission (PZC). The PZC will review the application during a future public meeting where they make a final decision on the application.
