PA24-11 Significant Plat Amendment (AOI)

Grimm Lot Split


SUMMARY: The subject parcel is a 2.55-acre lot located east of Driggs on Ski Hill Road in Teton County, within the Driggs Area of City Impact (AOCI). The parcel lies within the AOCI ADR-0.5 (maximum average density) residential zone and lies within the Big Game Migration Corridor Natural Resource Overlay. Existing lots in the subdivision range from roughly 0.4 to 4.0 acres in size. The applicant proposes to split the lot into (2) lots of 1.76 acres (Lot 20A) and 0.79 acres (Lot 20B) in size. The applicant proposes individual wells and septic for each of the resulting lots. The application proposes access will be provided by a central shared gravel driveway and associated easement, utilizing the existing driveway stub and terminating in a fire turnaround. The parcel lies within the AOCI ADR-0.5 (maximum average density) residential zone. The existing lots in the subdivision range from roughly 0.4 to 4.0 acres in size.

REVIEW PROCESS: The application was reviewed during a public hearing by the Joint Teton County and City of Driggs Planning & Zoning Commission (JPZC) on March 11, 2025, where the JPZC ultimately made a recommendation of approval, with conditions, to the Board of County Commissioners (BoCC). The BoCC will make a final decision at a future public hearing.
