Stone Ridge Townhomes - Site Development Permit
SUMMARY: The Stone Ridge Townhomes - North Phase site development application proposes an 8-unit residential development located on approximately an 1.51 acre parcel within the existing Stone Ridge Townhomes Planned Unit Development (PUD). The project is situated on Lot 3 (RPA00208000COM) of the Stone Ridge PUD, and includes both undeveloped building lots owned by Rocky Mountain Capital and a portion of common area owned by the Stone Ridge Townhomes Owners Association. The project area falls within the Big Game Migration Corridors and Seasonal Range overlay.
The proposed development features eight 3-bedroom, 3-bathroom townhomes, each with 2,107 square feet of living space. Supporting infrastructure includes 24 parking spaces, approximately 0.94 acres of dedicated green space, and stormwater retention facilities and snow storage. The site will also include two screened dumpster locations and the northern extension of Aspen Meadows Road and right-of-way. The development is served by the City of Driggs water and sewer.
BACKGROUND: The Stone Ridge Townhomes PUD was recorded in 1997, establishing the framework for phased development of the neighborhood. The property was annexed into the City of Driggs in 2022.
APPLICABLE PLANS & ORDINANCES: Art. 14.6.2 of the Driggs Land Development Code as adopted in Ordinance 459-23, Effective 2/15/2023 governs the Site Development Permit review process.
REVIEW PROCESS: For Site Plan Review the Administrator is the review authority except when, at the Administrator’s discretion, Site Plans for projects over 5,000 square feet or that disturb more than 5,000 square feet of ground are forwarded to the Planning and Zoning Commission for review during a public meeting in accordance with Article 14.3. This project is over 5,000 sf.
