Tributary Lake Amenity - Site Development Permit
SUMMARY: The City of Driggs Planning & Zoning Department has received a Site Development Permit application from Sterling Bay on behalf of Driggs Acquisition, LLC, in order to develop a "lake amenity" located at Birch Berry Drive and Spotted Fern Court, on Lot 15 of Tributary PUD Phase II. The lot is zoned PUD-T-R Tributary - Residential, Golf & Recreation Tributary - Residential, Golf Facilities & Rec. The parcel falls within the Airport Traffic Pattern Area Overlay and the Priority Wetland Habitat Overlay (NWI).
BACKGROUND: The application for Site Development was received on July 30, 2025. The application was deemed incomplete and routed back to the applicant for additional materials. Once the application has been deemed complete, the proposal will be reviewed by staff.
REVIEW PROCESS: The subject lot is located within the Tributary PUD, therefore the the site plan and proposed development will be reviewed against the standards of Driggs LDC Appendix A in addition to the underlying PUD zone standards, and Article 14.6 of the Driggs Land Development Code . The Administrator will review the proposal for conformance with the Land Development Code and the Driggs Design Standards and Guidelines (Appendix A).
