SD26-1 Site Development

Element Hotel - 300 Main - Public Improvements


SUMMARY: The Site Development application has been submitted in order in order to install the necessary public improvements to develop a 4-story hotel, located on a 10.91 acre parcel, located just south of Broulims. The hotel is planned to include 107 rooms, 67 including kitchenettes, a bar/lounge, pool and patio area, with 109 off-street parking spaces. The site is part of a larger commercial development. The hotel proposes to access from Highway 33, with cross access to the northern adjacent lot, which contains Broulim’s Fresh Foods. An internal pathway connects to Broulim’s sidewalk, and an asphalt pathway will connect Highway 33 with the hotel along the proposed access road. A sidewalk and parallel parking spaces are planned for Highway 33 along the length of the property.

APPLICABLE CODES & ORDINANCES: Site Development Permits are governed by Art. 14.6 of the Land Development Code (LDC) and Appendix A of the LDC.

REVIEW PROCESS: For Site Plan Review the Administrator is the review authority except when, at the Administrator’s discretion, Site Plans for projects over 5,000 square feet or that disturb more than 5,000 square feet of ground are forwarded to the Planning and Zoning Commission for review during a public meeting in accordance with Article 14.3. This application is for Site Development of more than 5,000 square feet.
