SUB22-8 Subdivision - Preliminary Plat

Torre Subdivision, Area of Impact

SUMMARY: The Torre Subdivision is a 5-lot subdivision proposed by Cerro Maestri LLC in order to divide one property into five separate residential lots. The 5-acre site is proposed to be split into lots ranging in size from 0.6 to 2.3 acres. Access to the property is provided by Cemetery Road, an existing county road along the northern boundary of the property. The property, identified as parcel number RP05N45E360250, lies in the Driggs Area of City Impact (AOCI) ADR-1.0 (1.0-acre average) residential zone; it is bordered to the north by county-owned property and to the east, west, and south by both vacant and developed ADR-1.0 zoned land. The subject property is included in the Big Game Migration Corridor and Songbird/Raptor Habitat overlays.
On September 14, 2022, a Joint Teton County and City of Driggs Planning & Zoning Commission convened. They approved the Concept Plan with the following conditions: (1) Receive a will-serve letter from the City of Driggs for the determined amount of necessary connections required to serve the Torre Subdivision; (2) Determine and receive approval on the method of fire suppression and the adequate water source; (3) There is a mapped pathway through this parcel that will require the applicant’s coordination with Trails & Pathways and Public Works to determine best placement.

REVIEW PROCESS: In July of 2024 an application for Preliminary Plat was submitted to Teton County. A Joint Teton County and City of Driggs Planning & Zoning Commission will hold a public hearing on September 11, 2024 at 6pm, during the regularly scheduled Driggs Planning & Zoning Commission meeting, to consider the Preliminary Plat application and provide a recommendation to the Teton Board of County Commissioners.
