Alexandria Condos - Zone Change Application

SUMMARY: An application has been submitted by Connect Engineering, on behalf of the owner LLKM Properties, for the rezone of a 10-acre lot (parcel RPA00000261850) located on E. Ross Ave. The applications proposes to rezone from RS-7: Single & Two Family and and IX: Industrial Flex to NX: Neighborhood Mixed Use and RM-2: Residential Multi-Family in order to increase density options including attached and multi-family residential units and neighborhood scale commercial uses. The parcel falls within the following overlays: Big Game Migration and Seasonal Range, Airport Traffic Pattern Area, Airport Airspace Protection Overlay, Airport Inner Critical Zone.
Zoning of adjacent properties are as follows: to the North: IL-Light Industrial (Point S Tire Shop under application); to the South: RS-7 Single & Two Family Residential (Driggs Townsite); to the East: RM-2 Residential Multi-Family (Wildflower Multi-Family Apartments under application); to the West: IL-Light Industrial (undeveloped) and RM-2 Residential Multi-Family (Phases of Flats at Teton Peaks under construction).

REVIEW PROCESS: Zone Map Amendments are governed by Art. 14.9 of the Driggs Land Development Code and Idaho State Statute Title 67 Chapter 65 the Local Land Use Planning Act, specifically Sec. 67-6511. The Administrator will review the application for general conformance, and the applicant is required to host a neighborhood meeting. After a neighborhood meeting is held the proposal will be considered by the Planning & Zoning Commission at a public hearing, where they may make a recommendation to City Council. City Council will make a final decision on the application during a future pubic hearing.
