ZC26-1 Zone Map Amendment

Price Family, E. Ross Ave. - Zone Map Amendment

SUMMARY: The applicant is seeking a zone change for parcel RPA00000261370, a 1.87-acre parcel located on E. Ross Ave., from RS-7: Single-Family & Two-Family to RM-2: Residential Multi-Family. The applicant's stated intention for the zone change is to create multi-family housing in the form of four-plexes, which they may seek to condominiumize. The current RS-7 zoning is primarily intended to accommodate single-family detached houses with a minimum lot size of 7,000 square feet. Additional building types are allowed in RS-7 include backyard cottage, cottage court, duplex and attached house. The proposed RM-2 zoning is intended to accommodate a variety of residential options including single-family, two-family, and multi-family. The applicant has stated the intent to create a multi-family residential development, likely four-plex buildings containing condos or apartments, however, no development plans were provided at the time the zone change application was submitted.

REVIEW PROCESS: Zone Map Amendments are governed by Art. 14.9 of the Driggs Land Development Code and Idaho State Statute Title 67 Chapter 65 the Local Land Use Planning Act, specifically Sec. 67-6511. The Administrator will review the application for general conformance, and the applicant is required to host a neighborhood meeting. The proposal will be considered by the Planning & Zoning Commission during a future public hearing, where the PZC will have the opportunity to make a recommendation to City Council. City Council makes a final decision during a future public hearing.
