PROJECT SUMMARY: Shoshoni Plains is a Master Planned Development, with an approved Master Plan. The developers are proposing to plat the next phase of the development – Phase VI. A concept application for Phase VI of Shoshoni Plains Subdivision and an update to the Master Plan were submitted to the City of Driggs on March 5, 2025. After a neighborhood meeting was held on June 2, 2025, the applicant revised the Master Plan and Phase VI Concept to address concerns raised by those who attended the neighborhood meeting, as well as the comments contained in Staff’s review memo. A re-submission changing the location of the phases was submitted on July 21, 2025. Phase VI is now planned to be north of LeGrand Pierre Ave, with subsequent phases completing the northern portion of the remaining master plan. Phase VI is planned to have 20 lots, extending Cahuilla Road, Guardian Peaks Lane, and LeGrande Pierre Ave for access. Open space planned for Phase VI totals 2.69-acres along the western and southern borders. Master Plan updates include realignment of north-south roads per comments from Public Works. There have been no changes to utilities, road names, or water rights in this revised application. The applicant proposes future phases of the subdivision to be processed approximately 16-24 lots at a time.
