DR24-3 Design Review

North Beacon Multi-Family/Mixed Use Apartments

SUMMARY: This proposed project is located at 544 Moraine Court. The project proposal consists of Four Three-Story mixed-use buildings, totaling 68,492 square feet. The total project would result in 17 Two-Bedroom units and 37 One-Bedroom units for a total of 54 units:
Building One would consist of Four Two-Bedroom, Two-Bathroom apartments and Eight One-Bedroom apartments with commercial space on the ground floor totaling approximately 16,404 square feet.
Building Two would consist of Five Two-Bedroom, Two-Bathroom apartments and Nine One-Bedroom, One-Bathroom apartments with commercial space on the ground floor. Totaling approximately 19,284 square feet.
Buildings Three and Four would consist of Four Two-Bedroom, Two-Bathroom apartments and Ten One-Bedroom, One-Bathroom apartments with commercial space on the ground floor. Totaling approximately 16,402 square feet each.

REVIEW PROCESS: The subject lot is located within the Design Review Overlay, so the project is subject to the standards of Driggs LDC Appendix A in addition to the underlying zone standards. Applicant is advised to consider appropriate edits indicated in this Memo to their site design and submit a Design Review Application. The Final Design Review application will be considered by the Design Review Advisory Committee, which will provide feedback to the applicant and ultimately make a recommendation to the Planning & Zoning Commission (PZC). During a public meeting, the PZC will make a final decision on the application.
