Modern Moulton Barn - Design Review - Sketch Plan
SUMMARY: The applicant has submitted a Sketch Plan application proposing an approximately 6,000 square foot building at 688 Depot Street, in Phase 1 of the Tributary PUD. The application includes a proposed Pilates and Yoga studio and coffee bar. The plan also depicts a two-bedroom live-work apartment above part of the building. The parcel is zoned PUD-T-C - Mixed Use Commercial - Tributary Mixed Use Commercial and falls within the Design Review Overlay, Priority Wetland Habitat - NWI overlay, and the Scenic Corridor overlay.
APPLICABLE CODE & PLANS: Appendix A (Design Review Standards) of the Driggs Land Development Code last amended by Ord. No. 459-23, effective 2/15/2023
The subject lot is located within the Tributary PUD which requires Design Review approval, so the project is subject to the standards of Driggs LDC Appendix A in addition to the underlying PUD zone standards. The application will be reviewed for general conformance, and considered by the Design Review Advisory Committee (DRAC) at a meeting on March 3, 2025 where they motioned to make a recommendation of approval with conditions to the Planning & Zoning Commission (PZC). Subsequently, at their April 9, 2025 meeting, the PZC approved the application, with conditions.
REVIEW PROCESS: The subject lot is located within the Design Review Overlay, therefore the project is subject to the standards of Driggs LDC Appendix A in addition to the underlying MUC - Mixed Use Commercial zone standards, the application will be reviewed against the Design Review: DX Standards. The Design Review application will be The application will be reviewed for general conformance by the Administrator. Upon the determination the application conforms to the LDC, the application will be reviewed by the Design Review Advisory Committee (DRAC) during a public meeting. DRAC will provide feedback to the applicant and ultimately make a recommendation to the Planning & Zoning Commission (PZC). During a public meeting, the PZC will make a final decision on the application.
