LS25-1 Lot Split
300 Main St.
SUMMARY: Harmony Designs & Engineering, on behalf of the KT Driggs 300 Main LLC, the property owner, proposes to divide a 13-acre parcel into two separate lots: one measuring 2.15 acres and the other 10.91 acres. The existing and subsequently proposed two parcels are zoned CX- Commercial Mixed Use. The subject parcel, RPA00000352881, is located at 300 Main St. The applicant's stated purpose for the lot split is to enable commercial development. The development plans include a Circle K Gas Station and Convenience Store. Circle K currently has an active Design Review application on file with the City. If approved, this lot split would allow Circle K to acquire ownership of the property they intend to develop, enabling them to proceed with the necessary processes to advance their project while plans for the remaining portions of the site are still being developed. The development plans for the rest of the property have not yet been fully determined.
APPLICABLE CODES & ORDINANCES: Lot Split applications are processed as outlined in Ch 14.5.4 of the Driggs Land Development Code.
REVIEW: Parcels are eligible for lot split to be approved administratively if created prior to December 1, 1992. The Planning & Zoning Administrator will review conformance with the approval criteria outlined in Ch 14.4.8.D. Teton County Surveyor will review the survey for accuracy. If approved, applicant shall submit two copies of survey and deeds to the County to be signed and recorded. Deeds shall be recorded by Teton County within 6 months.
