LS25-2 Lot Split

Lot 4 Block 7 Driggs 1st Addition - Mullenbach

SUMMARY: Parkside Developers, LLC, owner of Lot 4, Block 7 of the Driggs 1st Addition, is requesting approval of a lot split to create two approximately equal-sized parcels. The parcel is zoned RS-7. RS-7 zoning allows a base density of two dwelling units per lot. The application shows the two proposed lots with access from the Block 7 alley via a shared driveway. A shared driveway agreement has been recorded as Instrument No. 282036. The applicant's narrative states that each proposed parcel is planned to contain two residential units, consisting of one primary dwelling and one accessory dwelling unit, for a total of four units. The submitted site plan illustrates the proposed layout of the site, including the general location and size of the dwellings, access, parking, utilities, and required setbacks.

PROJECT HISTORY: The subject property is one of 23 parcels included in a recently approved zone change from RS-7 to RS-3 (more information can be found on the ZC24-5 Parkside project page ). RS-7 allows a base density of two dwelling units per lot. The Ordinance and the Development Agreement for the Zone Change were recorded on January 28, 2026.

APPLICABLE CODES & ORDINANCES: Lot Split applications are processed as outlined in Ch 14.5.4 of the Driggs Land Development Code.

REVIEW: Parcels are eligible for lot split to be approved administratively if created prior to December 1, 1992. The Planning & Zoning Administrator will review conformance with the approval criteria outlined in Ch 14.4.8.D. Teton County Surveyor will review the survey for accuracy. If approved, applicant shall submit two copies of survey and deeds to the County to be signed and recorded. Deeds shall be recorded by Teton County within 6 months.
