PA24-6 Significant Plat Amendment
Super 8 - Hatch Subdivision Lots 5 & 6
SUMMARY: The proposed Plat Amendment to Lots 5 & 6 of the Hatch Subdivision would change the orientation of the existing 2 lots from an east/west orientation to a north/south orientation and create 1 additional lot. The existing Super 8 Motel building crosses over both lots 5 and 6 as currently platted. This proposal would arrange the lots so the Motel would be completely on one Lot (Lot B). The existing lot second lot would then be vacant, and the new lot would exist to the east of the developed Motel lot for a total of 3 lots. Access from Hwy 33 would be eliminated and instead access for all three lots would be from the existing named Fair Grounds Access Road.
HISTORY: The Hatch Subdivision was originally platted as a 10 lot subdivision in 1975. A previous amendment to the subdivision was done in 1994, titled Hatch Subdivision Lot Addendum Plat. An amended subdivision plat was recorded for lots 4, 5 & 6 in 2019. The subdivision now includes 14 lots. Most recently, Lots 11-14, all of which front Rodeo Drive, were annexed into the City in 2023.
REVIEW PROCESS: This proposal constitutes a Significant Plat Amendment per §14.13.5 of the Driggs Land Development Code (LDC), because the plat amendment creates an additional lot and is vacating the right-of-way and Highway access. Public improvements will be required for utilities and the new access.  As such, the Significant Plat Amendment was reviewed at a public hearing by the Planning & Zoning Commission (PZC) on February 12, 2025, where the PZC made a unanimous decision to recommend approval, with conditions, to City Council. The application will be considered by City Council during a future public hearing where they will make a final decision.
APPLICABLE CODE AND PLANS: The application was received on December 5, 2024. As such, the Comprehensive Plan (adopted by Res 379-20), The Land Development Code (adopted by ORD 459-23), and Transportation Plan (adopted by Res 358-19) are applicable.
