PROJECT SUMMARY: The owner has submitted Zone Change application for a 10-acre lot located on E. Ross Ave. The majority of the subject parcel (RPA00000261850) is currently zoned RS-7—Single & Two Family, which does not allow for Residential Multi-Family and Commercial uses. A small portion of the parcel is zoned IX—Industrial Flex, which allows for a variety of industrial, commercial, and residential uses. The applicant is proposing NX—Neighborhood Mixed Use and RM-2—Residential Multi-Family zoning in order to increase density options, including attached and multi-family residential units, as well as neighborhood scale commercial uses.
