Pursuant to established procedure and Idaho Statutes NOTICE IS HEREBY GIVEN that the Driggs Planning & Zoning Commission will hold public hearings at 60 S. Main St. in Driggs City Hall and virtually via Zoom on Wednesday, December 10, 2025, at 6:00 pm. There will be opportunity for the public to comment on public hearing items. Information on accessing the meeting and the agenda is available at DriggsIdaho.org and at City Hall. The hearing and meeting items are as follows:
Public Hearing CUP25-1: Alpine Range Hotel—Conditional Use Permit
The Planning & Zoning Commission will hold a public hearing to consider a Conditional Use Permit application for a four-story hotel with more than 60 guest rooms, located on the southwest corner of South Main Street and East Short Street in Downtown Driggs.
The project area is approximately 1.36 acres and includes five parcels zoned DX—Downtown Mixed Use: RPA00000352900, RPA00000352910, RPA00000352930, RPA00000352950, and RPA00000352960. The site plan depicts a shopfront-style building with the main entrance on Main Street, a ground-floor restaurant accessed from the north side of the building, ground-floor retail space, and parking on the east side of the property with 76 spaces. Guest accommodations are located on the second, third, and fourth floors, with a rooftop terrace on the fourth floor. The plan also includes landscaping and sidewalk improvements. Review Process & Criteria: This proposal is considered a Hotel/Motel (more than 30 rooms), which is permitted as a conditional use within the DX—Downtown Mixed-Use zoning district. The review process for conditional uses is outlined in Chapter 14 of the Land Development Code, and the definition of this use is defined in Chapter 10. The use may be allowed only after a public hearing and approval by the Planning & Zoning Commission. Conditional uses are subject to all other relevant requirements of the Land Development Code, including any applicable use standards, unless such standards are expressly modified as part of the conditional use approval process. The intent of a Conditional Use Permit is to ensure that potential impacts on the public and surrounding properties are appropriately mitigated through specific conditions or design requirements. The Planning & Zoning Commission serves as the final decision-making body for Conditional Use Permits following a public hearing. The Commission may require studies addressing the social, economic, fiscal, or environmental effects of the proposed use, as well as any aviation hazards as defined in §21- 501(2) of Idaho Statute. Comments received by 5 p.m. Monday, December 1, 2025 will be included in the staff report. Verbal comments can also be presented during the public hearing, by individuals attending in person and via Zoom. The City is not responsible for technical difficulties
