DR25-1 Design Review

Tributary Cottage Court #2

SUMMARY: Northern Pines Engineering/Driggs Acquisition LLC (Tributary) submitted a Design Review Sketch Plan application on January 30, 2025. The application proposes to develop a phased 2-cluster cottage court, totaling 13 units, on the 1.27 acre parcel. The subject parcel is located at the corner of Moraine Ct. and Valley Centre Dr. The parcel is also known as Lot 1 Blk 5 Valley Centre II or RPA04900050010. Along with this Design Review Application the applicant has also submitted a Zone Change application for the property. Zoning for the parcel is currently RX-Residential Mixed Use. The Zone Change Application proposes RM-2-Residential Multi-Family zoning.


REVIEW PROCESS: The property is located within the Design Review Overlay, therefore the project is subject to the standards of Driggs LDC Appendix A in addition to the underlying zone standards. The Final Design Review application will be considered by the Design Review Advisory Committee (DRAC) at a future public meeting, which will provide feedback to the applicant and ultimately make a recommendation to the Planning & Zoning Commission (PZC). The PZC will make a final decision on the application.
