SD25-2 Site Development

Tributary Cottage Court #2

SUMMARY: Northern Pines Engineering/Driggs Acquisition LLC (Tributary) submitted a Site Development application on January 30, 2025. The application proposes to develop a phased 2-cluster cottage court, totaling 13 units, on the 1.27 acre parcel. The subject parcel is located at the corner of Moraine Ct. and Valley Centre Dr. The parcel is also known as Lot 1 Blk 5 Valley Centre II or RPA04900050010. The parcel is located within the Design Review Overlay and the is within the Airport Traffic Pattern Overlay. Along with this Site Development Application the applicant has also submitted a Zone Change application for the property. Zoning for the parcel is currently RX-Residential Mixed Use. The Zone Change Application proposes RM-2-Residential Multi-Family zoning.


REVIEW PROCESS: The application will be reviewed by the Administrator according to 14.6.2 of the Land Development Code. Portions of the project are subject to the standards of Driggs LDC Appendix A in addition to the underlying RM-2 LDC zone standards.
