The Driggs Industrial Building has six suites varying in size from 500sf to 1500sf. Three units have roll-up doors and one unit has a certified commercial kitchen. Two of the units have 3-phase power. Current tenants include Chasing Paradise , CAST Touring , Naughty Fruit and Sabine Soft Furnishings (some tenants are renting multiple spaces).

INDUSTRIAL BUILDING INCUBATOR – TENANT CRITERIA

1.    The business is a start-up (no existing location) or an existing business with fewer than 5 employees that is relocating in order to expand and/or move from a location that is not compliant with building or zoning codes.

2.    The business will be primarily manufacturing or producing items to be sold, with only accessory on-site sales activity; and

3.    The manufacturing / production will meet local zoning and building codes for the property; and

4.    The business plan or application demonstrate sufficient planning and capacity (start-up capital is secured if needed); and

5.    The business is in good standing with the State of Idaho and City of Driggs.

INDUSTRIAL BUILDING INCUBATOR – CURRENT MONTHLY LEASE RATES (2023)

Lease rates do not include electricity, propane (heating) or internet services.

Year 1: $0.40 per square foot

Year 2: $0.52 per square foot

Year 3: $0.56 per square foot

Year 4: $0.64 per square foot

Year 5: $0.72 per square foot

Lease renewal beyond year 5 will be approved only if no other space in the CIty is available. Rent after 5 years will be "market" rate, as determined by the CIty (currently $0.80/sf).

The Depot Square building is expected to be completed and ready for occupancy by September 1, 2023. The City has leased three of four spaces and has a waiting list for the fourth (last) space, pending successful leasing with first-in-line applicant.

The City manages four 26ft x 16ft (approximately 430sf) retail spaces along Front Street for lease to start-up and young expanding businesses according to the Tenant Criteria and Lease Rates below.

The spaces are finished with polished concrete floors, white painted drywall, overhead lighting and electric forced-air heaters. Tenants also have access to shared building facilities, such as restrooms and parking.

DEPOT SQUARE BUSINESS INCUBATOR – TENANT CRITERIA

1.    The business is a start-up (no existing location) or an existing business with fewer than 5 employees that is relocating from a non-retail location in order to expand and/or add a retail component.

2.    The business will offer small item retail (not requiring a vehicle), services or activities, which would be expected to benefit from high pedestrian activity while also adding interest to the downtown pedestrian shopping environment; and

3.    The business will not have other fixed locations offering the same retail, service or activities; and

4.    The business plan or application demonstrate sufficient planning and capacity (start-up capital is secured if needed);

5. The business does not substantially duplicate an existing business model in the City; and

6.    The business is in good standing with the State of Idaho and City of Driggs.
