Public Hearing PA24-5: Sweetwater Phase 1 – Preliminary Plat (AOI) – Substantial Plat Amendment
The Joint Teton County & City of Driggs Planning & Zoning Commission will hold a public hearing to consider a preliminary plat application submitted by Sunrise Engineering, on behalf of Dan Christensen. The application is for a re-plat of a 61.20-acre parcel located in Sweetwater Subdivision, Phase I (RP00003000005B). The request is to amend lots 8-25 from 17 existing lots into 44 lots. This is considered a substantial plat amendment within the applicable Teton County Subdivision ordinance and AOI agreement. The parcel falls within Airport Overlays. The current zoning on this property is ADR-1.0--Driggs Impact Area 1.0-Acre Avg Density Residential. The ADR 1-0 zone district allows for single- and two-family dwellings but the Lateral Safety Zone (LSZ), an airport overlay, allows for aircraft hangar homes. The Lateral Safety Zone does not allow residential uses, except single family residences associated with an aircraft hangar. The Lateral Safety Zone affects most lots in this project site. This application is processed as a revised preliminary plat. The application was reviewed during a public hearing by the Joint Teton County and City of Driggs Planning & Zoning Commission (JPZC) on September 11, 2024, where the item was ultimately tabled for more information. Further information regarding this application can be found online here: https://driggsidaho.org/projects/pa24-5
